Buildings are responsible for approximately 40% of the UK's total carbon emissions — split between the carbon emitted during construction (embodied carbon) and the carbon produced through energy use once occupied (operational carbon). Every Construction CO₂ and Net Zero Buildings engagement follows a structured process — ensuring carbon is measured correctly, reduced as far as possible, and any residual emissions are offset through verified, credible market mechanisms.
Embodied carbon assessment — RICS & PAS 2080:2023
We quantify the embodied carbon of your construction project using RICS Whole Life Carbon Assessment methodology and PAS 2080:2023 — covering substructure, superstructure, finishes, services, and external works. Bills of quantities, material specifications, and transport data are analysed to produce a verified carbon footprint across RICS life cycle stages A1–A5, B1–B7, and C1–C4.
Operational carbon baseline & monitoring
We establish a verified operational carbon baseline using actual energy consumption data — Scope 1 (gas, fuel), Scope 2 (purchased electricity), and relevant Scope 3 sources. Year-on-year operational carbon is tracked against the baseline, with performance measured against RIBA 2030 Climate Challenge targets and UKGBC net zero operational benchmarks.
Net zero building roadmap & reduction plan
We develop a structured net zero roadmap — sequencing embodied carbon reduction measures (low-carbon materials, MMC, structural optimisation) alongside operational improvements (fabric, renewables, low-carbon heating). Reduction targets are set against science-based pathways, with a costed implementation programme for each phase of delivery.
Portfolio CO₂ term planning & carbon finance
For developers and investors managing multiple assets, we produce a portfolio-level CO₂ term plan — prioritising properties by carbon impact and sequencing improvements over a defined plan period. Carbon savings generated by completed improvements can be forward-sold to fund subsequent phases of delivery, creating a self-financing carbon programme.
Verified carbon credit brokering & retirement
For residual emissions that cannot yet be eliminated, we broker access to verified carbon credits across Gold Standard, Verra VCS, UK Peatland Code, and Woodland Carbon Code registries. Credits are selected to match your sector, geography, and reporting requirements — then retired on your behalf with full chain-of-custody documentation, serial numbers, and retirement certificates.
Reporting, disclosure & planning condition support
We produce net zero carbon reporting for planning conditions, investor disclosure (TCFD, CDP, GRESB), ESG reporting frameworks, and voluntary sustainability accreditations. Carbon Type 01
Embodied Carbon
The CO₂ emitted during the manufacture, transport, and installation of construction materials — and at end of life. Responsible for around 11% of global emissions. We quantify embodied carbon to RICS and PAS 2080:2023 standards across the full building lifecycle.
Carbon Type 02
Operational Carbon
The CO₂ produced by a building's energy use once occupied — heating, cooling, lighting, and plug loads. We monitor operational carbon year-on-year against a verified baseline, tracking performance against net zero targets and RIBA 2030 benchmarks.

Residual Carbon Offsetting
